The PPM Property Optimisation service covers all sectors of the property market, you may ask us to modernise your home to increase not just the specification but the space on offer to your growing family or you may ask us to use our knowledge of the property investment market to optimise your return on investment in the form of adding additional rooms or just increasing the specification throughout. After an initial property consultation with one of our team we will not only be able to give you an indication of what it will cost you but also offer our knowledge free of charge to maximise your return on investment. This will allow us to understand what we need to organise for example an architect or building inspector to ensure the optimisation is within regulations set out by the local authority and also that we ensure a speedy and efficient optimisation.

Residential Optimisation Projects
Fiona P, Beacon Road, Loughborough
Having bought a dated 3 bedroom property in the perfect location Miss Price wanted to optimise the property throughout to make it home for her and her daughter. This full optimisation did not require any planning which allowed our team to start straight away however we had to strip the property back to brick, rewire, re-plumb, re-plaster throughout and install new kitchens and bathrooms. The project took close to 2 ½ months but when finished the property was like a new build and perfect for Fiona and her daughter. The Team was led by Fiona on specification allowing her to choose not only the core elements but also to have her chimney breast exposed and a log burner installed. Our Team took the project all the way through to carpets being laid and Fiona and her daughter taking occupancy.

Mrs Reynolds, Holt Drive, Loughborough
Mrs Reynolds wanted more space after the birth of her daughter, therefore contacted ThePPM and ask them to not only open plan the whole of the ground floor of her home but also add an extension onto the rear of the property with a sky lantern in the roof to allow as much light as possible. The project consisted of architects drawings, steel calculations for the back of the existing property, build, install a brand new kitchen with all integrated appliances and breakfast bar, convert the original kitchen into a utility room, re-plaster, re-paint, add downlights, lay brand new wood flooring, expose the brick work of the chimney breast, install log burner and install a brand new ground floor WC.

Property Investment Optimisation
Aidan Reed and James Etty – Goods Yard, Loughborough
Aidan and James ran one of the largest independent estate agents in Loughborough for many years before they decided sell their business and use their skills to build a portfolio of student investments. They first approached ThePPM in 2016 and asked for our assistance to optimise a student home in Kegworth where we made a dilapidated 3 bedroom student home into a stunning 4 bedroom student home. Since then we have done numerous other optimisations on behalf of Aidan and James then they requested us to convert 11 Goods Yard in Loughborough:
A modern 3 storey student home which offered on the ground floor an integral garage, downstairs WC and bedroom 1. To the first floor was the kitchen and large lounge diner then finally to the second floor was the master bedroom with en-suite shower, family bathroom and 3rd bedroom. On taking instruction from James and Aidan we stripped the house back to just a shell, converted the integral garage and added a single storey extension with bifold doors to rear of the property. This allowed our team to recreate the layout completely and the final house offered as follows: To the ground floor bedroom 1, downstairs WC and brand-new open plan kitchen lounge diner with island and bifold doors into an immaculate decking area with seating. To the first floor was 2 perfectly sized double bedrooms and a brand-new shower room WC finally to the second floor was again two perfectly even double bedrooms one with an en-suite shower and another brand-new shower room WC.
Gross Income for the property prior to the optimisation: £12,000
Gross Income after the optimisation with 2 additional rooms added: £29,900
